The endless scrolling through property apps, the ruined Saturday mornings spent squeezing into crowded open houses, and the heartbreak of watching another “perfect” home sell before you even had a chance to make an offer.

In the current property market, “searching” can easily become a part-time job that lasts for six, twelve, or even eighteen months. It’s exhausting, and frankly, it’s unnecessary.

The difference between searching for a year and buying in a month isn’t usually luck. It’s strategy. If you want to fast-track your journey from “browser” to “homeowner,” you need to change your approach.

The Proof: From Frustrated to Sold in 22 Days

Before we get to the tips, I want to show you what’s possible.

Recently, Sarah and Mark came to Croid Property. They had been actively looking for their forever home in Melbourne’s inner-west for nine months. They were burned out. They had missed out at three auctions and were losing hope as prices continued to creep up, eroding their deposit.

Tip 1: Get “Ironclad” Pre-Approval, Not Just an Online Estimate

You cannot speed in a car without fuel, and you cannot speed in the property market without finance.

Too many buyers rely on online calculators or a casual chat with a bank manager. In a hot market, a selling agent will smell the uncertainty on you. If you make an offer but add, “I just need two weeks to sort the finance,” your offer will go to the bottom of the pile.

You need formal, fully assessed pre-approval. This means a lender has reviewed your documents and given you a concrete figure. When you bid with certainty, you bid with power.

Tip 2: Ruthlessly Define Your “Needs” vs. “Wants”

A fuzzy brief leads to a long search. If you are looking for “a 3-bedroom house somewhere nice with a garden,” you will be looking forever.

You need to compromise to move fast. Sit down and create two distinct lists:

  • The Non-Negotiables: (e.g., School catchment, proximity to a specific train line, minimum 3 bedrooms).
  • The Nice-to-Haves: (e.g., Renovated kitchen, pool, north-facing backyard).

Be ruthless. If a property ticks all the non-negotiables but needs a cosmetic renovation, buy it. Waiting for “perfect” is the slowest strategy of all.

Tip 3: Narrow Your Geographic Focus

Trying to monitor 15 different suburbs across the city is a recipe for disaster. By the time you notice a new listing in Suburb A, it’s already sold because you were focused on Suburb G.

Pick three neighboring suburbs and become the expert on them. Know the street names, know the average prices, and know which side of the street gets the sun. When a property pops up in your hyper-focused zone, you will immediately know if it’s good value, allowing you to act faster than the generalist buyers.

Tip 4: Become a Selling Agent’s “Preferred Buyer”

This is crucial. Selling agents love buyers who are serious, financed, and easy to deal with. They hate tyre-kickers.

When you attend open houses, introduce yourself to the agent. Briefly explain your specific brief (see Tip 2) and confirm you have ironclad finance (see Tip 1).

If an agent knows you are ready to transact, you will be the first phone call they make when they sign up a new listing, long before it hits the internet.

Tip 5: Unlock the “Hidden Market” (Off-Markets)

The best properties often sell without ever being advertised online. These are called “off-market” or “pre-market” opportunities.

Selling agents prefer these because they are quick, quiet, and save their vendors marketing costs. The only way to access these is through deep relationships with selling agents (see Tip 4) or by using a buyer’s agent who already has those relationships.

If you are only looking at the major real estate portals, you are only seeing about 70% of the market.

Tip 6: Have Your Due Diligence Team on Speed Dial

You find the perfect house on Saturday at 11:00 AM. The agent says offers are due by Monday at 5:00 PM. Can you move that fast?

To buy sooner, you need your support team ready before you find the house. You need a conveyancer or solicitor ready to review a contract immediately. You need a reliable building and pest inspector who can get to the property within 48 hours.

Speed kills competition. If you can unconditionally exchange contracts while others are still waiting for their solicitor to call them back, you win.

Tip 7: Be Decisive (The 80% Rule)

In a moving market, hesitation is expensive. I see buyers find a great home that ticks 80% of their boxes, but they hesitate because they fear something better might come along next week.

While they hesitate, someone else buys it. Six months later, the market has risen 5%, and the homes they are looking at now are worse than the one they passed on.

If a home meets your non-negotiables and the price is fair based on your research, buy it. Don’t let the fear of missing out (FOMO) on a mythical future property stop you from securing a great one today.

Tip 8: Engage a Professional Buyer’s Agent

If you truly want to find a home sooner, outsourcing the process is the ultimate accelerator.
